SiriHub2 Token is a real estate-backed digital investment token issued and offered by Campus 77 Co., Ltd. with a total offering size of THB 2,490,000,000.
The proceeds will be invested to generate cash flows from the Siri Campus office building, which is the underlying asset. The tokens are offered through XSpring
Digital Co., Ltd., an SEC-approved ICO Portal and licensed digital-asset business operator under the supervision of the Office of the Securities and Exchange
Commission (SEC) and the Ministry of Finance.
UNDERLYING ASSET
Siri Campus Office Building, which serves as the headquarters of Sansiri Public Company Limited, under a 12-year long-term lease, providing stable recurring cash flows.

Investors will receive quarterly distributions at an annual rate of 6.0%, and the principal will be repaid at the end of the 3-year project term.
INVESTMENT STRUCTURE
Campus 77 Co., Ltd. is established specifically to raise funds through the issuance and offering of the SiriHub2 digital investment token, as well as to manage the associated project. The company operates in accordance with the terms set out in the prospectus and the Emergency Decree on Digital Asset Businesses B.E. 2561 (2018).
